NEXUS Successes in 2024

Over 65 Councils are now using the NEXUS missing property locator with over 2,000 properties having been identified as having not paid tax and extra annual income of £4.5 million generated for Local Authority clients. Below are just some of the recent matches our solution has uncovered.

An outdoor market in the Southeast of England has been operating for many years and was not entered onto the rating list until NEXUS highlighted this to the council. The rateable value for the 2017 list is £82,000 and for the 2023 list £55,000, allowing the council to issue bills totalling £306,680 to date.

Only one of this row of six terraced properties was entered on the banding list. The properties have been present since 2005. NEXUS identified the five that were missing, and this was then reported to the Local Authority in March 2024. Since reporting, three of the properties have been brought onto the banding list each as a band A.

The ground and first floor of this large commercial building in the East of England were missing from the rating list.  A report was forwarded to the relevant council in August 2023. So far, the first floor has been entered on to the rating list at a revenue of £95,500.

This property in the Southeast was removed from the council tax banding list in 2008 for refurbishment and not brought back onto the list until identified by NEXUS. The property was sold in October 2014 and the council have successfully billed for council tax, backdating the bill 10 years totalling £38,000 and banding the property band H.

A car rental company was operating from this property in the North West without paying any business rates. NEXUS identified this, and a report was sent to the local authority in December 2023. This property now has a rateable value of £45,750. 

This terraced property in the Midlands has a large corner plot that was used to build another property on. NEXUS identified that this new build existed and was not entered on the banding list and reported this to the Local Authority in October 2023. The new build has since been brought onto the council tax banding list as a band A.
